Comprehensive property oversight designed around your home

At Water Mill Property Management, we offer comprehensive property oversight tailored specifically to your home’s unique needs. From routine home watch and severe storm prep to rental turnovers and emergency response, our dependable local services ensure your Hamptons residence is always protected, maintained, and ready for your arrival. Hourly rates apply to Water Mill Property Management’s time for coordination, oversight, and on-site assistance. Third-party services are arranged with homeowner approval and billed separately.

HOME WATCH AND
PROPERTY INSPECTIONS

Scheduled visual inspections help identify obvious concerns before they become larger problems. Visits may include checks of doors and windows, HVAC operation, plumbing and visible leaks, interior temperature, moisture or water damage, appliances, exterior conditions, pool areas and storm-related damage.

ARRIVAL AND
DEPARTURE SERVICES

We help prepare your residence before you or your guests arrive and help secure it after departure. Depending on your needs, this can include HVAC and lighting adjustments, water-system checks, a general property inspection, and confirmation that the residence is ready or properly secured.
$595/month (four visits per month, one visit each week)
$125 for each additional visit (one hour minimum)
Additional services: $125/hour (one hour minimum)

EMERGENCY & AFTER-HOURS RESPONSE

When an unexpected property issue occurs, having a local contact matters.
24-hour services are available.
$200/hour (6:00 a.m.-midnight)
$250/hour (midnight-6:00 a.m. and holidays)
(one hour minimum)

VENDOR AND
CONTRACTOR MANAGEMENT

When a contractor or service provider needs access to your property, we can meet them at the residence, provide approved access, supervise scheduled work when requested, and coordinate appointments.

PRE- AND
POST-STORM SERVICES

We can help coordinate pre-storm preparation, conduct post-storm property inspections, respond to storm-related concerns, and coordinate any necessary cleanup or repairs with appropriate service providers.

AIRBNB AND RENTAL
TURNOVER SERVICES

For rental properties with a rental permit, we can coordinate turnovers between guests, arrange pre- and post-guest inspections, coordinate cleaning, linens, laundry and restocking, and help make sure the residence is prepared for the next arrival.

SEASONAL OPENING
AND CLOSING SERVICES

Seasonal homes often require coordinated opening and closing. We can coordinate home openings, home closings, outdoor furniture setup or storage, and winterization and spring opening services.
